Protective Covenants
The following information is a paraphrased summary of
the protective covenants in effect at Dawson Ranch. The information should not
be construed as legal advice. A complete copy of Dawson Ranch Covenants is
provided to buyers prior to closing.
All lots shall be used only for residential purposes.
No buildings except single-family dwellings with a minimum 1400 square feet
and 2-car garage, and matching accessory buildings.
Roofs shall be constructed of wood shakes, wood shingles, tile, 220 pound
asphalt composition shingles. No metal roofs or three-tab shingles shall be
allowed.
All construction shall be new.
There is no time limit on when building must begin, but once begun, the
exterior of all buildings must be completed within 6 months.
Buildings must be set back at least 10 feet from property line, and 25 feet
from street.
Utilities must be installed underground.
Buildings must be no taller than 30 feet.
Building exterior must be maintained to community standards.
Fences must be no higher than 6 feet.
Landscaping must be properly maintained.
No derricks or other drilling structures.
